Water Damage Restoration in Butler Beach, FL

Water damage restoration in Butler Beach has one unusual challenge: the 2020 census counted 44 percent of housing units vacant, so a leak can run for days with nobody home. We cover the community from Sand Piper Plaza south along A1A, about 16 minutes from central St. Augustine in normal traffic. The Atlantic and the Matanzas River sit on either side of that road, so storms count too.

Not the City: Butler Beach Answers to St. Johns County

Start with the government, because people often get this wrong. Butler Beach is unincorporated, so the Building Services office on Lewis Speedway handles your permits, and county Floodplain Management handles your flood zone questions. The City of St. Augustine Beach stops at its southern line near Sand Piper Plaza.

Water runs through the county too. The St. Johns County Utility Department issued the recent notices for Medoras Avenue, East Magnolia Avenue and the Sea Gate streets. We could not confirm the sewer provider for every lot, so check your own bill.

A1A South From Sand Piper Plaza to Frank Butler Park

We serve this whole stretch, on both sides of A1A. It runs past Frank Butler Beachfront Park East and Frank Butler Park West, along the beach streets and back toward the Matanzas River side.

The place has a history worth knowing. Frank B. Butler, a Lincolnville businessman, bought land here between the ocean and the river and opened the beach to African Americans, and it was once the only such beach between Jacksonville and Daytona Beach. It is a stop on the St. Johns County Black History Trail.

He began buying land in 1927. By 1947 the resort held at least eleven businesses and a subdivision of homes, according to Visit St. Augustine. In 1980 the state turned management of the park over to St. Johns County. A house from that subdivision and a newer condo need different drying plans, so tell us the age of yours when you call.

Services Absentee Owners Ask For

These cards fit a community of part-time owners, retirees and shared buildings, where nobody may be home when a problem starts.

Why Empty Homes Along A1A South Change the Risk

Plan around absence, not just storms. The 2020 census counted 4,530 housing units with only 2,529 households, and 44.2 percent of units vacant. Rental vacancy hit 35.7 percent. The census vacant count includes seasonal and vacation homes, the kind of use that leaves a leak with nobody watching.

A failed supply line in an occupied home gets noticed at breakfast. In a closed-up unit it can run until a neighbor sees the ceiling, and the wet area grows the whole time. Then the humidity works on it, with the AC often set high to save money.

Storms add to it. The National Weather Service lists Butler Beach among the places Nicole's surge inundated in 2022, and the National Hurricane Center's Matthew report records more than 2 feet of saltwater intrusion on Anastasia Island. Nobody may be there to see what it left behind.

Housing type matters as well. Survey data for 2013 to 2017 counted about 2,020 multi-family units beside about 1,970 single-family homes, plus about 250 mobile homes. The median age here was 62.5 in 2020, so many owners also want the plan laid out plainly and in writing, which is how we work anyway.

We start by finding how far the water traveled, using moisture meters and thermal imaging. Then we set up structural drying with the unit closed, and an LGR dehumidifier does the work that outdoor air cannot.

Butler Beach questions

Is Butler Beach part of the City of St. Augustine Beach?

No. Butler Beach is an unincorporated community, and the city line stops at Sand Piper Plaza to the north. That means St. Johns County handles permits and code questions for you, not the city on A1A South. Your mailing address may read St. Augustine, so go by the parcel. We check it before any permitted repair.

I live out of state. Can you handle a leak with me on the phone?

Yes, we can start with a person you trust letting us in, or a neighbor or manager with access. We send you photos and readings so you can see what we see, then a free estimate and a written scope. You decide before heavy work begins, whichever state you are in.

How often should someone check an empty Butler Beach home?

Have someone inside at least weekly, and more often in summer. That is our practical rule, not a code requirement, so check whether your insurer or association sets its own. Shut off the main valve when you leave if the home has no fire sprinklers or other system that needs it. Check the AC drain and water heater pan.

Who fixes a county water main break near Sea Gate or Medoras Avenue?

The St. Johns County Utility Department, which issued the recent notices for parts of Butler Beach including Sea Gate and Medoras Avenue. Boil water notices go out by door tag and on the county website. If water from the street has reached your unit, keep the record of the notice with your own photos and moisture logs.
