Water Damage Restoration in Putnam County, FL

Water damage restoration in Putnam County has to account for how people live here: nearly three of four residents are rural, and about four in ten homes are manufactured. We serve the county from Palatka to Crescent City, about 45 to 65 minutes from central St. Augustine in normal traffic. Slow river flooding from the St. Johns and its creeks is the storm risk we plan around.

Manufactured Homes and Rural Houses Along US 17

Start with the structure type, because it sets the drying plan. Census survey data for 2013 to 2017 counted about 16,000 mobile homes out of about 37,300 housing units in Putnam County, close to the number of single-family homes at 18,600.

A manufactured home takes water differently from a block house. Water that soaks through the floor can pool in the belly wrap underneath, out of sight, where insulation holds it against the framing. A raised house has a crawl space that keeps its own damp air. Both need someone looking from below as well as above.

The oldest stock sits in Palatka, rebuilt in brick after the 1884 fire. We read each home as we find it, because a riverfront house in Welaka and a manufactured home near Interlachen fail in different places.

St. Johns River, Dunns Creek and Lake Flooding

Take river forecasts seriously here, even with blue sky overhead. The National Hurricane Center listed Putnam among the counties with major or record river flood stages during Irma in 2017. Its Ian report named major floods on the St. Johns River, Lake George and Dunns Creek affecting Putnam in 2022.

River flooding rises slowly and leaves slowly, so a home can sit wet for days before anyone can get in. Treat it as Category 3 water, and follow county and CDC guidance on staying out until the home is safe. Our flood damage restoration page explains what happens once we can enter.

The land itself varies. Crescent City sits between Crescent Lake and Stella Lake, and sinkhole lakes dot the county to the west. Each area drains differently.

Water Damage Restoration in Putnam County After Record Gauges at Dunns Creek

Expect recovery to run long here. The National Weather Service logged records in Ian of 3.73 feet above normal high tide at Dunns Creek and 3.36 feet at Buffalo Bluff, each past Matthew's marks. It blamed trapped tides, and dozens of homes in Welaka and Satsuma were still affected through the following weekend.

That timing changes the job. Walls wait wet until the road opens, so we plan for more removal and take readings the day we can enter.

The Drive West on SR 207 Through Hastings

SR 207 runs from St. Augustine through Hastings to US 17 at East Palatka, and it is the direct line to most of the county. From there, US 17 reaches Satsuma and Crescent City, SR 20 heads west toward Interlachen, and SR 100 runs northwest toward Putnam Hall. Palatka is the nearest end of our range.

Permits depend on your address. Palatka, Crescent City, Interlachen, Pomona Park and Welaka have their own governments, and rural addresses fall to Putnam County, so confirm the office before permitted work begins. The county office is at 2509 Crill Avenue, and Palatka's is on North 2nd Street. Whoever performs permitted work pulls the permit.

Check flood status early. FEMA's Flood Map Service Center shows the official map for your address, and FEMA calls a building substantially damaged when restoring it would cost 50 percent or more of its pre-damage market value. On a lower-value manufactured home that line can come quickly, so ask your building office first.

Utilities split the same way. Palatka runs its own city water system, while a rural property may rely on a private well and septic, so tell us which you have when you call.

Putnam County questions

Can a flooded manufactured home in Putnam County be dried out?

Often parts of it can, but it depends on how far the water reached. We check the floor panels, the underbelly wrap and the wall bottoms with moisture meters and thermal imaging. Wet insulation under the floor must come out or it will not dry. Category 3 flood water changes the list of what can stay, and we explain that item by item.

My home is on well water and flood water reached it. What now?

Do not drink the water until you have checked with the county health department. Floods can reach the wellhead, and a contaminated well is a separate job from drying your house. We deal with the structure and do not test or treat wells. Keep the septic in mind too, since saturated ground can send sewage back toward the house.

Do you cover the far side of the county near Interlachen and Melrose?

Yes. We cover all of Putnam County, including Interlachen, Melrose and the SR 100 corridor. Western addresses sit toward the long end of our drive, roughly 65 minutes in normal traffic. Tell us your road when you call, since storm flooding can close the shortest route, and we will work out the way in.
