When Is a Free Damage Assessment Worth the Call?

Call when you cannot see where the water stopped. Surface drying fools people, because a floor can feel dry while the wall cavity behind it stays wet. These are the usual reasons to have someone look:

  • A stain on a ceiling or wall that came back after painting
  • Soft baseboards, cupped boards or lifting vinyl planks
  • A musty smell in a closet or behind a bathroom vanity
  • A leak that was fixed, but nobody checked the wet area behind it
  • Water in the home after a storm or a tidal flood along the Matanzas or San Sebastian River
  • An estimate from another company that does not make sense

If water is still moving, this is not a wait-and-see visit. Call any time with an emergency, and read about what to do in an emergency. Non-emergency calls are best between 7am and 7pm.

What We Check on the Walk-Through

We follow the water from the source outward, and we measure instead of guessing.

What we look atHow we check itWhat it tells you
Source and pathVisual trace, questions about timingWhere the water started and how long it ran
Walls and baseboardsPin and pinless moisture metersHow high the water wicked
Ceilings and hidden cavitiesThermal imagingWhere moisture has spread out of sight
Floors and subfloorMeters, lifting a carpet corner where possibleWhether water got underneath
Dry material elsewhereReference readingsThe dry standard for your home
Water typeSource and conditionWhether it is Category 1, 2 or 3

A closet carpet edge being checked with a moisture meter.

The Visit, in Order

  1. We ask when it started and what was moved.
  2. We trace the source and path with moisture meters.
  3. A thermal camera checks ceilings and cavities for hidden moisture.
  4. Reference readings from dry material set your dry standard.
  5. We photograph what we find and talk through the options.

The visit follows water inside the building. It is not a roof inspection, and we do not solicit roof claims. If rain got in through the roof, we can tarp and dry the interior, and any roof repair goes to a roofer you choose.

What You Get, and How Soon

You leave with an honest picture and an estimate. Expect these items:

  1. A plain explanation of where the water went and how wet it is.
  2. What can dry in place and what likely has to come out.
  3. Your options, including the smaller ones.
  4. A written, itemized estimate for the work we would do.
  5. A clear note of anything that needs another trade, such as a plumber.

Turnaround depends on how much we find. A clean supply-line leak in one room is simple to write up. A home with several wet rooms takes longer, because the estimate has to reflect each one. Ask us when you will have it, and we will tell you.

Can You Give a Second Opinion on Another Company's Scope?

Yes. Hand us the other estimate and we will check it against our own readings. Kelly L. called us for exactly that, and her review is below.

We look at whether the drying plan fits the moisture we measure, whether demolition is justified and whether the equipment count makes sense for the rooms. If the other scope is reasonable, we will tell you so. A second opinion is only worth having if it can come back as "they were right." Our guide on getting a second opinion has more.

What Happens If We Find a Bigger Problem?

We tell you what we found, then who should handle it. Each finding has a different path.

  • Hidden moisture: we add it to the moisture map and estimate, and explain structural drying.
  • Visible mold: we note what is showing and how far it extends. Florida's F.S. 468.8419 separates mold assessment from remediation, so sampling belongs to an independent licensed assessor. Our page on mold inspection and assessment explains the split.
  • Category 3 water: sewage and flood water call for removal of porous materials, and we explain why before anything is cut.
  • Structural damage: a suitable licensed contractor takes that part, and the permit comes from whoever does the permitted work.

Ask any company for its license number and check it on the DBPR site, ours included.

Who Pays for the Assessment, and What Changes the Price?

The assessment and estimate cost you nothing. You pay only for work you approve. If you decide on an insurance claim, that choice is yours, and our documentation comes with any job we run. We never tie the free visit to a claim, and we do not offer to waive, absorb or help with a deductible. F.S. 489.147 bars offering a deductible waiver or other value for a roof inspection or roof claim. The visit is how we earn work, so compare.

Five things move the estimate on the work itself:

  • How many rooms and what square footage got wet
  • The water category
  • Whether wet materials dry in place or come out
  • How many equipment days the drying takes
  • Whether drywall, paint or flooring needs put-back

St. Augustine conditions move those lines. Block and coquina dry slowly, and August humidity can add equipment days.

Frequently asked questions

Is the free assessment only for people filing an insurance claim?

No, the assessment is free for anyone with a water damage or mold concern, and it has nothing to do with whether you claim. Plenty of problems are small enough to pay for directly, and some never need a crew at all. If you do decide to file later, the photos and readings from the visit are still yours to use.

Do I have to hire you after the walk-through?

No, you owe nothing and you are free to walk away with the estimate. We do not use high-pressure sales. Take the numbers, compare them, or sit on them for a day if the leak is stopped and the area is stable. If materials are still wet, we will tell you what waiting risks, then leave the decision to you.

What should I have ready when you arrive?

Clear a path to the wet rooms and know where your water shutoff is. Tell us when you first noticed the problem, what you think caused it and what has been moved or cleaned. Keep any phone photos and any estimate from another company handy. Access to the attic or crawl space helps if the water came from above or below.

Can you assess a home where another crew already started drying?

Yes, and we will start from what is already there. We check the equipment on site, ask for their moisture logs and take our own readings against dry material in the same home. If their logs and our meters agree, we will say so. Readings that do not match get explained in plain terms, so you can raise them with that company.

Does the assessment include mold testing?

No, we look for moisture and scope any visible growth, and that is different from a mold test. On a job we would remediate, we do not sell lab testing or a formal mold assessment. Sampling comes from an independent licensed mold assessor, and you can check any assessor's license on the DBPR site before you hire one.

Can I use your estimate to compare other bids?

Yes, comparing bids is a good reason to ask for one. Our estimate is itemized, so line up square footage, equipment days, demolition and put-back against the other company's numbers. A low total can hide a short drying plan, and a high one can include work you do not need. Ask each company to explain the lines that differ.
