New Home Warranty Water Issues in St. Augustine, FL

New home warranty water issues in St. Augustine are hard to argue without evidence, so we document the moisture for you. If your new St. Johns County build has a damp wall, a stain or a musty closet and your builder says nothing is wrong, we meter it, photograph it and put the findings on paper.

When Should You Document New Home Water Issues?

Get it documented the moment you suspect water and nobody will confirm it. A builder's warranty team works from what it can see on the day of its visit. Readings taken over time, on a map, are harder to wave away.

These are the common reasons people call us about a new home:

  • A damp baseboard or a soft spot in the drywall
  • Stains under window corners or along a stucco wall
  • A closet that smells musty in a home less than a few years old
  • Condensation on walls or around an air handler
  • A leak that was repaired, but the wall behind it was never checked

A new home is put together by many trades, and any gap they leave gets tested by about 50 inches of rain a year. In our climate, trapped moisture also keeps working behind fresh paint.

Around St. Augustine the pattern follows growth. Nocatee went from 4,524 people in 2010 to 22,503 in 2020, and your builder, plumber and warranty contact may differ from the house next door, so the first job is finding who answers for yours.

What Do We Check in a New Home?

We check the suspect area, the materials around it and a dry reference elsewhere in the house. Moisture meters read the material itself and thermal imaging gives us a wider view. The reference matters here, since new materials may hold moisture from construction.

  1. Listen first. You show us the issue and what the builder has said so far.
  2. Set a reference. We read the same material in an unaffected part of the home.
  3. Meter and scan. Pin meter and thermal camera on walls, baseboards, window returns, ceilings and flooring near the complaint.
  4. Look outside the room. We check around the closet, the air handler and nearby fixtures.
  5. Photograph everything. Each photo is tied to a marked spot on a simple plan.
  6. Log the numbers. Readings go down with the date and location.

Stucco and window corners

Stucco moisture intrusion usually shows up inside before it is obvious outside. A wet reading at a window return or the bottom of an outside wall is what we record. We do not cut into stucco to test it or give an opinion on how it was installed. If that step is needed, a building professional or engineer should handle it.

How Long Until You Have Something to Send?

Tell us your builder's deadline on the first call and we will plan around it. A single visit gives you a snapshot. Two or more visits give you a trend, which is often what a warranty team needs to see, because it shows if the area is drying or staying wet.

You receive:

  • Dated photos with a marked plan of each location
  • Moisture readings, including the dry reference reading
  • Thermal images paired with a meter reading at the same spot
  • Written notes on what we saw and where
  • An estimate, if the area needs drying

The record is evidence, not an opinion. It says where moisture is, how much and how it changed between visits. It does not name a cause inside the wall or judge the installation, so a warranty team, an engineer or your attorney can each use it.

Timing for your builder's reply depends on your warranty document, so ask them in writing.

What Happens if We Find Moisture?

We show you the numbers and explain the options. If there is active water, stopping it comes first. Do not let a wet wall sit because someone is still arguing about it. The EPA gives 24 to 48 hours as the time to dry wet items before mold becomes a concern.

Send your builder the record and follow your warranty process. If the builder sends its own trades, ask for a copy of what they find. If you want us to dry the area, we photograph and meter it first, so the condition is recorded before equipment runs.

When we find growth, we scope what is visible. Sampling or a formal report comes from an independent licensed mold assessor, as our mold inspection page explains.

What Do Florida Rules Say About Builder Warranty Timelines?

Your warranty document sets the warranty period, so read it first. Florida statutes set separate time limits, which we can only summarize here. Take your own situation to an attorney.

RuleWhat it saysSource
Mandatory builder warranty1 year from title transfer or first occupancy, whichever comes first, for defects causing a material Building Code violationF.S. 553.837
Time to sue over construction4 years from the earliest of a temporary certificate of occupancy, a certificate of occupancy, a certificate of completion, or abandonmentF.S. 95.11(3)(b)
Latent defectsThe 4 years runs from when the defect was or should have been discoveredF.S. 95.11(3)(b)
Outer limit7 years from that same earliest date, regardless of discoveryF.S. 95.11(3)(b)
Notice before suitWritten notice at least 60 days before filing, with an effort to serve it within 15 days of discoveryF.S. 558.004
Builder's response30 days to inspect and 45 days to answer in writing after noticeF.S. 558.004

Larger associations have longer periods under the same section. A notice tolls the limitations period but not the 7-year repose period, per F.S. 558.004. F.S. 558.005 lets the parties to a contract agree that chapter 558 does not apply, so check yours. F.S. 553.835 limits implied warranty claims over offsite improvements such as streets and drainage.

These are summaries of statute text, not legal advice. Dates can change the outcome, so do not wait on your calendar. Ask any company for its license number and check it on the DBPR site, ours included.

Who Pays for Testing and Drying a New Build?

The assessment and estimate are free, so it costs you nothing to find out what is wet. Any drying work gets an estimate first, and you approve it before heavy work starts.

Who pays in the end depends on your warranty document, your builder and your contract. We cannot tell you that, and we do not negotiate with builders or insurers. If you are thinking of an insurance claim, your insurer or a licensed public adjuster can answer coverage questions.

These things change the estimate:

  • The size of the wet area
  • Number of return visits for readings
  • Any drying equipment and equipment days
  • Removal of wet materials

In a two-story St. Augustine area build, an upstairs laundry leak can add the ceiling below. Tall baseboards and engineered wood also take more care to protect or remove. An attic air handler or a wall behind finished cabinets adds access time too.

What customers say

5.0 stars on Google from 8 reviews. Quoted as written.

“Dal with 1 Call Restoration is fantastic. Him and his son do a great job. I had a ton of issues with my DR Horton home. They came in, listened to my issues, took them seriously and made sure I was fully taken care of. Issues that DR Horton tried to say weren’t present Dal showed them they were. I’d use Dal again for issues outside of DR Horton warranty claims if I needed. Thank you Dal for everything!”

Frequently asked questions

Will a thermal image prove there is a leak in my new home?

Not on its own. A thermal camera shows temperature differences, and a cool patch can be an air leak or missing insulation as easily as water. That is why we pair it with a moisture meter on the same spot. An image plus a reading, dated and located on a map, is a much stronger record than a photo alone.

What if my builder's warranty team says the readings are normal?

Ask what they are comparing against. We compare the wet area with unaffected materials in the same home, and you can hand them that comparison. New materials can hold construction moisture, so a fair reading needs a reference. We can return for a second set of readings to show if the area is holding steady, drying out or getting wetter.

Should the area be dried before the builder inspects it?

Talk to your builder and read your warranty document first, because they may want to see the condition. Do not let active water spread while you wait, though. Stop what you can, photograph it and keep the record. If it needs drying, we photograph and meter it first, so the condition is on paper before any equipment runs.

Do you test new homes for mold?

We find moisture and scope any visible growth, but we do not sell lab testing or formal assessment on a job we would remediate. Florida separates those roles under F.S. 468.8419. If you want sampling, it should come from an independent licensed mold assessor. Our readings can help that assessor see where the moisture has been.

Can you tell me whether the builder is at fault?

No. We record where moisture is, how much and how it changed. We can say what we observed, but deciding fault, code compliance or what your builder warranty owes you is outside our work. Use our record to support your own request, and bring legal questions to a Florida construction attorney, who can read your contract and your warranty document.

Put your new home moisture problem on the record.
